Is there a minimum credit score?

No-minimum-credit-score options are available on eligible low-leverage programs. The available loan-to-value depends on the property, credit history, and program; the no-minimum-score option may be limited to 50% LTV. We review the complete scenario before presenting loan options.

Can the property be vacant?

Yes. Vacant investment properties can be considered. Tell us whether the property is rented, partly occupied, or vacant so we can review the right options.

What if there have been missed mortgage payments?

Unlimited mortgage lates can be considered. Tell us the current payment and foreclosure status, even if many payments have been missed. Loan eligibility and available leverage are determined after reviewing the property and the complete scenario.

Can I submit a foreclosure or bankruptcy scenario?

Foreclosure history can be considered. If proceedings are active or a sale is scheduled, include that information for individual review. Bankruptcy must be discharged or dismissed for this program. An open bankruptcy can be submitted for guidance on next steps, but is not treated as eligible to close. Submitting this form does not stop a foreclosure or postpone a sale.

Is there a waiting period after a credit event?

Recent resolved credit events can be reviewed without a standard waiting period on eligible scenarios. We will confirm the event status, property history, and program requirements. Discharge or dismissal is required for bankruptcy; active foreclosure needs individual review.

How much cash could I receive?

The loan range is $100,000 to $5 million, with loan-to-value up to 80% depending on the scenario. LTV compares the total new loan with the property value. Existing loans, liens, and closing costs reduce the cash you receive. A requested amount is not an approved offer.

What does a 1–5-year prepayment penalty mean?

A prepayment penalty may apply if you pay off the loan during the selected 1–5-year period. The period and calculation depend on the loan terms. Your loan officer will explain the available options before you choose a loan.
