Our services
VirtuaLending provides digital tools for investment property loan inquiries, preliminary quote review, loan file intake, document collection, and communications with loan professionals or lending partners.
The site is not a substitute for final underwriting, formal disclosures, or a signed loan agreement. Any loan product, rate, fee, term, approval, or closing timeline is subject to lender review, underwriting, market conditions, appraisal or valuation, title review, borrower eligibility, property eligibility, and applicable law.
Eligibility and accurate information
You must be at least 18 years old and legally able to enter into agreements to use VirtuaLending. You agree to provide accurate, complete, and current information and to update information if it changes.
You are responsible for reviewing quote inputs, property information, entity details, rental income, loan amount, payoff information, and other data before relying on any output. Inaccurate or incomplete information may affect pricing, eligibility, underwriting, and timing.
Quotes are not commitments
Preliminary quotes, pricing scenarios, eligibility messages, payment estimates, and rate options are informational only. They are not a commitment to lend, lock a rate, extend credit, approve a loan, or provide a specific loan product.
Final loan terms may differ from preliminary results and may require additional information, formal application steps, credit review, income or asset verification, property review, appraisal, underwriting approval, and required disclosures.
Communications consent
By providing your contact information, you authorize VirtuaLending and its service providers or loan partners to contact you about your quote request, loan file, documents, account, and related services by phone, text message, email, or portal message. Message and data rates may apply.
Consent to marketing text messages is not required as a condition of obtaining services. You may reply STOP to opt out of text messages where supported, use unsubscribe links where available, or contact us to update communication preferences.
Third-party providers
VirtuaLending may work with lenders, mortgage brokers, loan officers, credit reporting agencies, identity verification providers, analytics providers, document services, settlement vendors, and other third-party service providers. Their services may be subject to separate terms, disclosures, authorizations, or privacy policies.
We are not responsible for third-party websites, services, or decisions once you leave our site or choose to work directly with a third party, except as required by law.
Accounts and borrower portal
If you create or receive access to an account or borrower portal, you are responsible for keeping your credentials secure and for activity under your account. Notify us promptly if you believe your account has been compromised.
Portal tasks, statuses, messages, and document requests are provided to help organize the loan process. They may change as your file is reviewed and do not guarantee approval, pricing, funding, or closing.
Documents and uploaded content
You retain ownership of documents and content you submit. You grant VirtuaLending and its service providers, affiliates, and loan partners permission to use, copy, transmit, store, analyze, and share submitted content as needed to provide services, process your request, comply with law, protect against fraud, and maintain records.
Do not upload information you are not authorized to share. You are responsible for ensuring that documents are accurate, complete, current, and lawfully provided.
Prohibited uses
- Submit false, misleading, fraudulent, or unauthorized information.
- Use the site to violate law, infringe rights, harass others, or interfere with loan processing or communications.
- Attempt to access accounts, systems, data, APIs, or loan files without authorization.
- Reverse engineer, scrape, overload, probe, scan, or disrupt the site except as expressly permitted in writing.
- Upload malicious code, corrupted files, or content that may harm systems, users, or service providers.
Intellectual property
VirtuaLending owns or licenses the site, software, workflows, text, graphics, logos, designs, pricing presentation, and other materials made available through the services. Disclaimers and limitation of liability
