What to prepare for land financing overseas

An international inquiry starts with a specific property in a specific jurisdiction. Two sites in the same region can have very different ownership arrangements, approval requirements, and closing processes. A clear initial summary helps the financing team identify the questions that matter for your location.

Lead with the property’s country and ownership structure. Your nationality and phone country are separate details.

Start with the location and ownership

Provide the country, region, nearest town, and address or parcel reference. Explain who owns the property today, who would borrow, and whether the interest is freehold, leasehold, or another local arrangement.

Ask local counsel to confirm ownership and borrowing authority, relevant restrictions, and the requirements for securing a loan against the property. A closing completed elsewhere does not establish eligibility for your country or transaction.

Make local documents easy to understand

List the documents you already have, their dates, and their language. Identify the professionals involved so the financing team can coordinate the next review steps. Confirm any translation and report requirements before commissioning new work.

  • Ownership or title records and the parcel’s legal description.
  • A survey or cadastral map showing the site and access.
  • Current valuation information and the currency used.
  • Zoning, permits, and a clear list of approvals still pending.

Keep the currencies visible

Our inquiry form asks for financing amounts in US dollars. If a property valuation, purchase price, or debt balance is in another currency, include the original amount and currency in the notes, plus the conversion date or assumption used.

For your planning, show how you would make payments if your project receives money in a different currency from the loan. Ask your advisers about conversion costs and any local requirements for moving funds.

Separate the deadlines from the estimates

Include any contract expiry, debt maturity, or other fixed date. Mark estimated dates as estimates, especially when approvals or third-party reports are outstanding. This helps the team discuss timing without treating a target as a guaranteed closing date.
