Can you finance land outside the United States?

Yes. We review land-financing requests in select international markets. Tell us the country, location, ownership structure, and financing objective. Availability and terms depend on the country, collateral, and transaction.

Does the land need to be developed?

Raw land can be considered, along with entitled sites, improved land, and finished lots. We review the collateral, access, zoning, approvals, and your plan for the property.

Can you consider a bankruptcy, foreclosure, or workout?

These situations can be submitted for review. Select the relevant financing purpose and include the current status, existing debt, and important dates. Each request is evaluated on its property, proposed structure, and circumstances.

Can foreign-national borrowers apply for US land financing?

Yes. Foreign-national borrowers and brokers representing them can request a review for land in the United States. Choose the property’s actual country and your phone’s country code separately, and tell us about the ownership structure in the property details.

What is the minimum loan amount?

The nationwide minimum is generally $1 million. Qualifying properties in the NJ Tri-State area may start at $750,000. International minimums typically range from $3 million to $5 million, depending on location and the transaction. Larger transactions above $50 million can be considered. All amounts are in US dollars.

How are rates and loan amounts determined?

Pricing depends on the collateral, location, leverage, and transaction. International rates are generally higher than domestic rates. Financing may reach up to 75% of accepted collateral value, subject to review; individual land transactions may qualify for less. Fees generally range from 2% to 5%, with final pricing and costs confirmed in a written proposal.

What are the repayment terms?

The land program outlined here offers one- to three-year, interest-only terms. Select financing structures may allow terms up to five years; availability and prepayment terms are confirmed in the written proposal. The outstanding principal is due at maturity, so we ask about your plan to sell, refinance, or arrange replacement financing.

What should I include for a time-sensitive request?

Give us the property location and details, requested amount, financing purpose, and the best way to reach you. Add any contract, loan-maturity, court, or foreclosure-sale dates in the financing notes so the team can review the timing with you.

What happens after I send a request?

Our team reviews your land, financing needs, and timeline, then contacts you using your preferred method. We may request property documents, ownership details, a valuation, and information about your exit plan. This initial request does not run a credit check or constitute a loan approval.
